What's the difference between a view and a vista?

According to Mirriam-Webster, a vista is "a distant view through or along an avenue or opening."  So, A vista is a view seen through an opening in foliage or forest, or seen through the space between two mountain spires. A vista is also the view seen from the other side of a row of houses or trees.  For example, driving the road bordering a lake or riverfront lined with many houses you'd have a vista of the water. A view is generally a more open and sweeping scene, often from high mountains or wide valleys. 

What primary service do you offer?

We provide accurate photos of the views and vistas possible from a home built on a given piece of land. Clients choose the property and we travel to the property to take accurate photos from a personalized height.

The personalized height is the height of the tallest vantage point of a client's dream home, a window or balcony on the highest floor of the house.   

What do you specialize in?

We specialize in finding and photographing the best authentic views and vistas from a piece of property, particularly in mountains, hills, forests, and deserts.

Do you provide any other services?

Yes. Verified Views and Vistas helps with clients' online searches through listings of land for sale as well. Based on our experience, we can assess the likely authenticity of the photos and find the most promising views and vistas. For more information on this service, contact us.

What are the rates of your services?

On-Site Verification rates vary by location(s) and accessibility of the land for sale.

Preliminary Site Selection is an hourly service.

Are you professional photographers?

No. I'm a writer, a student of psychology, and a nature enthusiast with an eye for breathtaking views and the passion and dedication to find them.  Our staff also includes an engineer and an industrial designer.

We have no desire to show optimized photos or prove our photography chops--we want to show clients the authentic views before they drive from state to state after illusions presented in real estate listings. 

Why Choose Verified Views and Vistas?

Currently, no one else provides this service.

There are land scouts, but they are affiliated with real estate agencies or home builders, or they get paid upon clients making offers or closing on land. 

Our company is driven by a passion for people and their stories, and the joy of scoping the best views in the country.  

Can't I just do this myself?

If you have the time and the desire to make the trip, then I strongly encourage you to go! It's best to see the view yourself.

Are any of the views or vistas pictures on your website from land for sale?

Only the images on the gallery page are from land for sale listings. The images on all other pages of the website are stock photos.  However, we're building a database of authentic images for our clients, which will be available to them.

How does your database work?

When clients use our service they will immediately have access to our database of verified views and vistas. Access is lifelong and the database will be frequently updated.

Do you assess the land for optimal building sites?

No. We're not land surveyors and lack knowledge and qualifications that would lead us to claim a spot is good to build on. 

If a section of the land has been cleared and leveled, we'll photograph views from the site, as well as other areas onsite that subjectively seem like potential building sites.

We assess the optimal views possible from the land, and photograph them to show clients the authentic possibilities.   

Is what you do similar to verified views architectural photo-montages and computerized Accurate Visual Representations (AVRs)?

No, not in any way.  The name is similar but the process and product are 100% different.

What are your terms and conditions?

We only photograph from land that is listed for sale.  We only photograph in coordination with buyer and listing agency/seller, unless the real estate listing specifies that unannounced visits are welcome.
